After all, how do you distribute 45,000 square metres of living space across fourteen apartment blocks of different colours, achieve high architectural quality, build attractive homes as well as comply with the developer’s area requirements? Furthermore, the sloping, rocky ground provided interesting but also challenging obstacles for the architectural vision. The solution was to digitalise the project from the outset. Using a number of 3D models, we quickly got an overview of the entire area; the developer could follow the process closely and we were able to quickly and easily integrate new wishes and needs from the developer.
Tingstorget - Digital Case
When digitalisation ensures a social vision
The Tingstorget housing project has been designed for an ambitious developer with a strong social vision. The property developer Titania is transforming vulnerable residential areas into attractive neighbourhoods. Neighbourhoods where they can offer homes of different types and sizes, alongside outdoor recreational areas, and where living on the lower floors incorporates outward facing functions. In order to realise this vision, we chose to plan Tingstorget digitally from the outset.

The solution was to digitalise the project from the outset.
Having responsibility for BIM in all disciplines, including drawing up an ICT manual for the process, Arkitema was in charge of digital coordination across the disciplines. In addition to this, we implemented::
- A total of fourteen 3D models, one for each house, and at the same time we modelled the landscape in order to understand the whole picture - including a comprehensive overview model of parking.
- The establishment of clusters of links to the different apartment models, which made quick, simultaneous changes possible in all 3D models in relation to the distribution of, for example, housing types and the number of rooms.
- A design where, already in the early stages, we were able to examine daylight factors and make a note of different material options as well as design a library of apartment types, which corresponded to the developer’s requirements for accessibility, daylight and acoustic factors, etc.
- Ongoing meetings where we went through the model together with all professionals involved. In particular, the close collaboration with prefab suppliers brought great value to the project.
During the project, we also used VR (Virtual Reality) tools to ensure its architectural quality. Using VR headsets, we and the developers went through the apartments, ensured the correct floor plan and reviewed the selected materials. At the same time, it helped us understand the view of the surrounding city as seen from the different apartment blocks. Furthermore, drone technology was used in combination with Arkitema’s 3D models for sales purposes.
A cutting-edge project
The design of Tingstorget has had great importance for future work processes both for the developer and internally at Arkitema. From now on, Titania will plan exclusively in 3D, since they experienced a safe, accurate and creative process. At Arkitema, Tingstorget was the starting point for a smarter working process, where we continued to further develop the digitalisation of our work processes, which simultaneously integrates sustainable considerations and supports a more module-based construction.
